Rising Damp Perth assesses damp in Maylands, WA 6051, and we meter the wall before we quote.

Maylands has a long strip of 1920s and 30s brick close to the river, much of it converted into flats. In that stock the damp can follow the conversion work: which walls gained a wet room, and where new paving went in.
When a house is split into flats, bathrooms and kitchens get added against original external walls without always allowing for how those walls dry, and outside levels can be raised to suit new paving and access. Both changes work against a wall that was coping before. Damp in a converted building can be worse than in the intact house next door, and the history of the conversion is the most useful thing an owner can bring to the diagnosis.
Also relevant to Maylands, and written once for every suburb it affects: ground raised past the damp course.
| Ground level within 250 m | 15 to 30 m above sea level (approx.) |
|---|---|
| Ground level at the centre | about 27 m |
| Indian Ocean coast (salt air) | about 13.6 km from the centre, straight line |
| Nearest river | Swan River, about 0.8 km from the centre, straight line |
| Perth CBD | about 4.0 km, straight line |
| Streets inside the suburb | Whatley Crescent, Caledonian Avenue, Railway Parade and Peninsula Road |
| Parks and reserves | de Lacy Reserve, Gibbney Reserve and Charles Reserve |
In a converted building, the conversion is the first suspect: new wet rooms and new paving against old walls. Maylands is 0.8 km from the Swan River, so for a winter water table check the address on the Perth Groundwater Map. At 13.6 km from the coast, sea salt is an unlikely source.
The six signs are on the inspection page, the order of the work on how it works, prices on the cost page and the measuring method on the about page.
